We are looking for a Building Expert for the region of West Flanders. You will be part of a team of 5 Building Experts within Region North, each responsible for a particular region. This position falls under the Service Operations (BBS) department and reports to the Regional Operations Manager.

Goal

The building expert is responsible for directing and monitoring maintenance tasks performed by external suppliers. This for all the buildings within his/her region, about 100 of them. He/she will also be responsible for the management of these buildings in terms of maintenance and legal checks.

Your tasks

You manage and coordinate (incl. consultation with suppliers and follow-up in the field) all maintenance contracts for your buildings in cooperation with colleagues from the central services:

·       You are responsible for the follow-up and critical analysis of preventive and corrective maintenance done by the maintenance company and/or your own staff;

·       You correctly track requested interventions in the building management system (Archibus) and close them when applicable;

·       You are present in the field on a daily basis;

·       You carry out quality checks on cleaning activities;

·       You carry out follow-ups of all standards (safety, environment, security, etc.) applicable to the buildings to external firms and own staff, including consultation with suppliers and follow-up in the field;

·       You will be responsible for all legal audits within the buildings;

·       You assist and liaise with the company carrying out the inspections;

·       If any defects come to light from inspections, you follow them up;

·       You bring and keep the technical registers within the buildings in order. (orange boxes).

Your profile

·       Ideally, you have a bachelor's degree in a technical direction or a higher secondary education diploma within a technical direction (Electricity, HVAC, ....) 

·       Knowledge of the following technical areas:

o   Soft facilities: waste management, cleaning

o   Hard facilities: HVAC, electricity, plumbing, gate systems, sliding door systems, fire protection systems, lifts, lighting

·       Basic knowledge of construction techniques

·       Knowledge of applicable legislation (safety, welfare codex, etc.)

·       You are customer-oriented, your offices are your customers and you support them where necessary

·       You are structured and orderly and therefore have an overview of your region at all times.

·       You can work smoothly with colleagues Building Experts, Teamleaders, Property Officers.  Despite the fact that you are often alone on the job, you have no impediment in contacting colleagues to ask for advice, share experiences and exchange knowledge.  

·       You participate in on-call duty in your region
